To right size parking for this mixed-use residential development, Watry Design was asked to assist in developing the parking demand requirements. After establishing market-based demand and evaluating city code requirements, the team studied opportunities to reduce the amount of parking required while still adequately supporting the needs of the development’s users.

Factors taken into consideration included the increasing impact of ridesharing services on parking demand, the development’s location near mass transit and the incorporation of shuttles to service the hotel.

The conclusion was that the development could reduce the projected requirements by over 200 stalls and still provide adequate parking to meet peak demand. To accommodate increased parking demand during hotel events, the team recommended a valet parking operation that will increase the parking inventory by 20%.

To further reduce costs, the team assisted in redesigning the parking garage to minimize its footprint and avoid a costly subterranean excavation by incorporating a mechanical parking solution utilizing a lift and slide system that residential users can operate independently. 

To cater to guests who will not be familiar with a mechanical system, Watry Design recommended parking for the hotel incorporate dependent mechanical lifts operated via valet.
