Mitsui Fudosan America, the U.S. subsidiary of the Japanese conglomerate Mitsui Fudosan, had a vision for a parking lot which it has owned for over 20 years in downtown Los Angeles.
The company wished to replace the lot with a 42-story tower. The high-rise would hold 436 residential units as well as approximately 10,000 square feet of ground-floor commercial space and a 510 stall garage with four below-grade levels and four above-grade levels.
Watry Design studied parking solutions for this development, including accommodating ridesharing services such as Uber and Lyft with an expanded drop off area incorporated into the ground level. Parking controls that would create private access for residents was also explored.
